Terms of service
These terms govern your use of PropertyTaxKit. They are intentionally short. The non-negotiables: we are not a law firm, you file pro se, you get a full refund any time before you download your petition, and we never promise an outcome.
Not affiliated with any government agency
PropertyTaxKit is a private, for-profit business. We are not affiliated, associated, authorized, or endorsed by, or in any way officially connected with, any government agency, including any county property appraiser, any county Clerk of the Value Adjustment Board, any Value Adjustment Board, or the Florida Department of Revenue. The DR-486 petition is an official form prescribed by the Florida Department of Revenue (Rule 12D-16.002, F.A.C.); our preparation of it implies no government affiliation, sponsorship, or approval. Government names and forms are referenced for identification only.
Not a law firm; not legal advice
We are a document-preparation and self-help convenience service, not a law firm, and not a substitute for a licensed attorney. No attorney-client relationship is created by your use of the service, and nothing we provide (the prepared petition, the comparable-sales evidence, the narrative, or any communication from us) is legal advice. You may be able to obtain and file the DR-486 yourself, directly with your county, without paying us; our fees are for the convenience of document preparation only. Your responsibility for accuracy and deadlines
You are solely responsible for reviewing every document before you sign and file it, for the accuracy of the information in it, and for confirming and meeting all filing deadlines and procedural requirements with your county. Florida sets strict deadlines for Value Adjustment Board petitions, and a missed deadline may forfeit your appeal for the year. The DR-486 is signed by you under penalty of perjury. We do not file on your behalf.
What we do
We prepare DR-486 petition packets from official county appraiser data plus comparable sales. We do not represent you before the Value Adjustment Board, do not appear on your behalf, and do not provide legal advice. You file pro se under Fla. Stat. § 194.011.
What we charge
Single petition: $199 per parcel, paid once. Portfolio annual: $1,499 per year, unlimited parcels across one portfolio. Florida's $15 VAB filing fee is paid by you directly to the county clerk; we do not handle that.
Refunds
Single petitions: full refund within 30 days of purchase if you have not downloaded the final signed packet. Portfolio subscriptions: full refund within 30 days for unused months pro-rated.
No outcome guarantee
Value Adjustment Board decisions are independent of our work. We make no claim, express or implied, about whether your petition will succeed, the amount of any reduction, or the tax savings you will realize.
Disputes
Florida law governs. Any dispute is resolved in the state courts of Florida, or by binding arbitration in Florida at the prevailing party's option.
Changes
We may update these terms. Material changes are emailed to active account holders 30 days before they take effect. The current version is always at this URL.
